House Rules
This is a residential property; respect for the people who live here is very important. Loud music, shouting, rowdy behavior, unruly behavior, or illegal activities will not be tolerated. Failure to comply with community or house rules will result in the immediate loss of your reservation with no refund. By booking here, you agree to abide by these rules. Please read carefully:

Interaction with Guests
• Do not enter or interact with the leasing office, its agents, or guards. The leasing office is strictly for residents.

Residential:
• Please do not flush toilet paper. Doing so will result in the toilet becoming unusable, and we will charge $50 on your reservation.

Quiet Time
• Quiet time is from 11 p.m. to 7 a.m.; this applies to common areas. If residents experience noise during this time, they will call the police and a courtesy officer will be dispatched.

Keys
• All keys must be returned at check-out. Failure to do so will result in an additional $150 fee.

Drug-Free Housing
• Crime/drug-free housing.
• The use, possession, sale, and distribution of marijuana remains a violation of federal law. Violation of any federal law will constitute a material violation of this reservation. Engaging in or permitting any conduct associated with drug activity will result in immediate cancellation, without refund, of this reservation.

Smoking
• Smoking is not permitted inside the apartment. Smoking is not permitted on any balcony or patio outside or adjacent to the apartment. A $125 fee will be charged for smoking (of any kind) in the apartment.
• Smoking is strictly prohibited in the outdoor amenities, including, but not limited to, any barbecue area. Notwithstanding anything to the contrary herein, smoking marijuana (cannabis) is strictly prohibited inside the Apartment or anywhere else within the Community.

Mail Delivery
• Please do not send any mail or packages to our property.

Extremely Dirty Units
• Apartments found with debris scattered on the floor, spoiled meats or food in the refrigerator, stains in the kitchen, stains on the furniture, stains on the carpets, or extreme soiling in the bathrooms will be subject to a $200 deep cleaning fee.

Damages
• Damage to furniture, electrical appliances, decorative items, appliances, electronics, towels, mattress pads, sheets, bedspreads, blankets, and other apartment items, whether due to negligence or intentional damage, will be charged at their current replacement value.

Verify
• Late checkouts will be charged $130. Please return the key to the original location.

Towels
• Stained sheets/bath towels will incur a $50 fee.

Maintenance Request
• Please submit all requests via Airbnb messaging.
• If you smell a gas leak, please vacate the property immediately. If there is a fire, please call 911.

Cancellation Policy
• Strict: Full refund for cancellations made within 48 hours of booking and at least 14 days prior to arrival. 50% refund for cancellations made at least 7 days prior to arrival. Cancellations made within 7 days of arrival are non-refundable.

Do not hang anything on the balcony.
• It is prohibited to display rugs, towels, clothing, sheets, or any other objects on windows or outside balconies. The fine will be $250.

Kitchen
• Please leave everything clean and tidy after using the kitchen. Trash must be disposed of daily. Taking kitchen utensils outside the apartment is not permitted.

Trash:
• Please place sealed bags in the trash can on the stairs on the same floor.
