Other Rules Terms, Conditions, Cancellation Policy and Property Rules

House Rules

This is a residential property, respect for the people who live here is very important. Loud music, yelling, rowdy behavior, rebellious behavior, illegal activities will not be tolerated. Failure to comply with the community rules or failure to comply with the house rules will guarantee the immediate loss of your reservation without refunds. By booking here you agree to abide by the rules. Please read carefully:

Guest Interaction
• Do not enter or interact with the leasing office or its agents or guards. The leasing office is strictly for residents.

Restrooms:
• Please, do not throw papers in the toilet. If you do, the restroom will stop working and we will charge $50 on your reservation.

Quiet Time
• Quiet hours are from 10 pm – 8 am, this applies to the common areas. If the residents experience noise during this time, they will call the police and a Courtesy Officer will be dispatched.

Keys
• All keys must be returned with the FOBs, etc. at Check-out. If the are not returned, an additional charge of $80.

Drug Free Housing
• Crime Free/Drug Free Housing.
• The use, possession, sale, and distribution of marijuana remains a violation of Federal law, violation of any such Federal law shall constitute a material violation of this reservation; engaging in, or allowing, any behavior that is associated with drug activity, will generate an immediate cancellation, without refund, of this reservation.

Smoking
• Smoking is not permitted inside the Apartment. Smoking is not permitted on any balcony or patio outside of or adjacent to the Apartment. A fee of $125 will be charged if smoking (of any kind) occurs in the apartment.
• Smoking is strictly prohibited exterior Amenities including specifically, but without limitation, any Pool area. Notwithstanding anything to the contrary herein, smoking of marihuana (cannabis) is strictly prohibited within the Apartment or anywhere else within the Community.

Mail delivery
• Please do not have any mail or packages delivered to our property.

Units Extremely Dirty
• Apartments found with waste strewn around on the floor, spoiled meats or food in the fridge, stains in the kitchen, stains on furniture, stains on carpets, or extreme dirt in the bathrooms, will be subject to a deep cleaning fee of $200.

Damages
• Damage to furniture, electrical devices, decorative items, appliances, electronic devices, towels, mattress pads, sheets, bedspreads, blankets, and other items in the apartment, whether due to negligence or intentionally, will be charged at their current replacement value.

Check out
• Late checkouts will incur a fee of $50. Please return key to where you originally picked it up.

Towels
• Stains linens/bath towels will incur a $35 fee for each one.

Maintenance Request
• Please send all requests through this message.
• If you smell a gas leak, vacate your property immediately. If there is a fire, call 911.

Cancellation policy
• Strict: Full refund for cancellations made within 48 hours of booking and with at least 14 days to arrival. 50% refund for cancellations made at least 7 days prior to arrival. Cancellations made within 7 days prior to arrival are non-refundable.

Pets
• There is a onetime pet fee (per pet). This fee applies to all pets, including emotional support animals. (this only applies to some properties).
• You must fill out a form with your pet's data. Pet Vaccination Records Required. (this only applies to some properties).

Do Not Hang Anything on the Balcony
• It is forbidden to display rugs, towels, clothes, sheets, or any other object in the window or outside balconies. The fine will be $250.

Kitchen
• Every time you use the kitchen, leave everything clean and tidy. Garbage must be thrown out daily. It is not allowed to take kitchen utensils out of the apartment.

Laundry Room
• Please use the laundry room once a week. To contribute to energy saving.

Social Areas
• You are welcome to use the common areas of the building (gym, pool, sauna, etc.). These areas are not for meetings or parties. Noise, loud music, disrespectful or illegal activity will not be tolerated in the common areas of the building or in the unit. Glasses and alcoholic beverages are not allowed in the pool area. To make use of the areas you must send us your request one day in advance to load your appointment in the app (this only applies to some properties). You should not go to the guard to process your access.

Garbage:
• When you leave the apartment, on the same floor, you will find a door, it is there where you must deposit the garbage. Trash should be in the black trash can. NO TRASH BAGS ALLOWED ON THE FLOOR. Garbage must be thrown out daily. (does not apply to all properties).
